Was your property aggressively marketed?

One reason a home just sits on the market is because of lack of exposure. In a very hot market, a listing in the Multiple Listing Service alone will generate an adequate number of buyers.  But we are no longer in a hot market, and your home needs to be aggressively marketed to get buyers to come and look. A good real estate agent will have an aggressive marketing plan using the lasted technology and marketing techniques to get your home sold.   2.      Is the property overpriced?

Overpricing your property can assure that your home doesn’t sell. When there are homes in your area or neighborhood with similar features to your home (number of bedrooms, baths, square footage, lot size, etc.) and those homes are on the market for a lower price, buyers will naturally buy those properties first. That means your home should be competitively priced with those other homes. If your home is overprice when if first comes on the market, eventually you will have to lower the price to get it sold. When this happens, you are creating a stigma around your property. When people start to see that your home has been on the market for a while and that you keep lowering the price, they start to think that there is something wrong with the property. 3.      What is the condition of the property? 

All of the cosmetic things, such as paint, landscaping, window coverings and flooring should be in good shape. The house should be spotlessly clean inside and out and there should be no pet or smoke odors! It’s amazing how most buyers are unable to see past the superficial cosmetic shortcomings. Fortunately, I am an accredited Home Stager and have earned the designation of a
Certified Staging Agent (CSA).
